Are there upfront costs to apply?
- $50 application fee per applicant 18 and older
- $395 administrative fee per apartment home
What does the administrative fee cover?
The one-time administrative fee reserves your apartment home and covers all administrative handlings regarding move-in/move-out and throughout your residency.
What are your income and credit requirements for approval?
- 600+ Credit score
- 2.5 times the proposed monthly rent
What are the grounds for my application to be denied?
- A balance due to another rental agency
- Bankruptcy filed within the past year.
- Eviction action within the past 3 years
- Criminal history (please contact the property for more clarification)
What is a LUX Lease?

What are FLEX Payments?
FLEX Payments are an alternative way for residents to split their monthly rent payments into two payments on the 1st and the 15th of the month. This flexibility helps our residents better align payments with their financial schedule, reducing the risk of late fees and offering more control over their monthly budget.
What is Renter’s Insurance?
Renters insurance provides coverage for damage or other incidents to the apartment home. TLC requires all residents to obtain renters insurance either through their community or through a third party if personal property coverage is needed. If obtained through a TLC community, it will be a liability policy only.
Can I sublet my apartment home?
Subletting is not allowed at any point during your lease, this includes Airbnb, VRBO, or any similar platform.
What are the lease options for a fully-furnished apartment home?
Our furnished apartment homes offer flexible lease terms with a minimum stay of 30 days. If you need a shorter stay, please contact our leasing team—limited options may be available depending on timing and availability.
What if I need to meet a corporate need?
We’re happy to accommodate corporate and extended-stay needs. Third-party payments are accepted, making Heritage Apartments a great option for work travel, training assignments, internships, or school-related stays.
What does a fully furnished apartment include?
Everything you need—just like an Airbnb, but better. Your home comes fully equipped with furniture, housewares, kitchen essentials, linens, and décor, so you can settle in immediately without the hassle of moving or buying extras.
What's the move in process like since I don't have a ton to move in?
Easy and stress-free. Heritage Apartments offers a self check-in process, with all access details provided prior to your arrival. Our building is fully secured, meaning access is only available to residents with approved credentials.
Can I personalize my fully furnished apartment?
Absolutely! You’re welcome to make the space feel like home with your own décor and personal touches. We simply ask that no painting or permanent alterations are made.
Is there flexibility if I need to leave early or extend my stay?
Yes! We understand plans can change. While lease termination fees do apply when ending your lease early, Heritage still offers flexibility with month-to-month lease options. If you need to extend your stay, the process is simple—just contact our leasing office. We'd be more than happy to discuss a lease extension.
Are utilities included?
Yes! Your rent includes all basic utilities: Internet, valet trash service, water, heating and air conditioning. One simple monthly payment makes budgeting easy.
Is parking included?
Parking is open to you and your guests on a first-come, first-serve basis. Depending on availability, you may reserve a covered parking spot—just ask our property team when reserving your home. A monthly covered parking spot includes solar-powered EV charging at no additional cost.
Will I have access to amenities with a short-term or corporate lease?
Absolutely. Your lease length doesn’t change your experience—you’ll enjoy full access to all amenities during your stay.
Is your community pet-friendly?
Absolutely! Heritage Apartments is a pet-friendly community, and pets are welcome in our fully furnished apartment homes.
Are there breed, size, or weight restrictions?
No. Heritage Apartments has no breed, size, or weight restrictions, making it easy to bring pets of all shapes and sizes.
Is there a pet fee or monthly pet rent?
We require a one-time pet fee of $300 per pet, due at move-in or when the pet joins you. There is no monthly pet rent, even for short-term or corporate stays.
How many pets are allowed per apartment home?
Residents may have up to three pets per apartment home, in accordance with TLC Properties’ pet policy.
Do you offer pet amenities or nearby pet-friendly areas?
Yes! Heritage Apartments features an on-site dog park, giving your furry friends a convenient place to play and stretch their legs. In addition, TLC Properties partners with Funky Bunch Pet Care, allowing residents to easily schedule services like walks & pet sitting directly through the resident portal—perfect for busy schedules or work travel.
Are pets allowed with short-term or corporate leases?
Absolutely. Pet policies are the same for all residents, regardless of lease length. Short-term and corporate residents enjoy the same pet-friendly accommodations as long-term residents.
Can I add a pet after I’ve already moved in?
Yes. If you decide to bring a pet after move-in, simply notify the leasing office, complete the required pet documentation, and submit the one-time pet fee at that time.

How are maintenance issues handled when the office is closed?
We offer on-call maintenance for emergencies outside office hours, please call (417) 708-6035.
Does your community offer security?
Yes, we offer security on a patrol rotation each day/night and for after-hours calls.
